Why Brooklyn, CT Is Attracting Builders in 2025

A look at what makes Brooklyn one of the Quiet Corner's most promising towns for new construction—schools, commute times, and land availability.

By Jayden RiveraJanuary 15, 2025

Brooklyn, CT has emerged as one of Northeast Connecticut's most attractive towns for new home construction. Here's why builders and buyers alike are paying attention. Town of Brooklyn - Community Overview.

Location & Accessibility

Situated in Windham County, Brooklyn offers the quintessential Quiet Corner lifestyle while maintaining reasonable access to Providence (45 min) and Hartford (50 min). National Park Service - The Last Green Valley.

For remote or hybrid workers based out of areas surrounding Providence, Hartford, and even Boston; Brooklyn is a very attractive alternative to the increasingly unaffordable suburbs outside these major cities.

Land Availability

Unlike more developed towns closer to urban centers, Brooklyn still has buildable parcels at accessible price points—typically $75,000-$150,000 for 2+ acre lots.

This makes the land search more digestible and easier for buyers. Rather than waiting years to find a parcel that meets what they are looking for, buyers can spend a few short months searching. Or, none if you use our land services, we'll also make sure you avoid the common pitfalls (wetlands consideration, zoning research, and utility constraints).

School System

Brooklyn operates a small public district (Pre-K through 8). Connecticut's district reporting shows Elementary performs above the state average in ELA, Math, and Science. CT EdSight - Brooklyn School District Profile & Performance (2023-24).

For high school Brooklyn families have a defined "high school choice" process, including designated options such as Killingly High School and Woodstock Academy, plus technical/magnet pathways depending on program requirements. Brooklyn Schools - High School Choice.

What We're Seeing

Our current projects in Brooklyn are seeing strong interest from buyers relocating from higher-cost areas who want new construction without the premium of Pomfret or Woodstock.

Buyers are also excited to find larger parcels and new construction accessible within their same price point when compared to the typical suburban neighborhoods outside metropolitan areas. The big backyard, access to state land, trails, and more greenspace is drawing in a more active and adventure-seeking population. Notable mentions include Air Line State Park Trail and the Quinebaug River Water Trail just to name a few.

Strong Home Values

While nobody wants to base their decision on where they choose to live on nearby property values, it is an important consideration for those specifically interested in building their home.

After your construction process is done, your home goes through a formal appraisal process. It is paramount that the appraisal is at least as much as the cost you paid to build. Otherwise, the mortgage lender will not cover the difference, and you could be stuck paying it yourself.

On a lighter note, if your appraisal comes in higher than your costs (100% of our projects to date), you start strong with an equity position! Curious to hear more about the process? Reach out to us!
